The proposed <br />building constitutes about 27% (31,600 square feet) lot coverage. <br /> <br />Building Height: The plan proposes a building height of 23 feet, 4 inches which <br />is in compliance with the maximum height of 35 feet allowed by City Code. <br /> <br />Architectural Control: The plan proposes to paint the exterior rock face in two <br />color variations. The bottom quarter of the buildings will be finished in a utility <br />brick. The roof is a prefi_rdshed metal cap flashing, with the canopy of the <br />doorways a prefinished metal material. The applicant has prepared a color <br />rendering of the project and staff suggests presenting it at the meetings in order to <br />assist the Planning Commission and City Council in their decision. <br /> <br />Access: The proposed development"will have three (3) public access points from <br />existing streets. Lots 1 and lA (Phase 1) will be accessed from the north on 140'~ <br />Avenue, as well as a shared access point on Radium St. NW. Lots 2 and 2A <br />(Phase 2) will be accessed from the shared point and along Radium St, as well as <br />an additional access point on Radium Street in the southeastern portion of the <br />property. <br /> <br />Setbacks: The proposed development meets ail building setbacks. <br /> <br />Screening: This property is completely surrounded by industrial zoned <br />properties. No screening is required where industrial property is surrounded by <br />industrial property. <br /> <br />Landscaping: A 20 foot landscaped area is required along all streets and is <br />provided. In order to meet m~nirnum requirements, the trees will need to be <br />placed on the west and south property lines. Coordination with existing <br />developments or landscape plans with adjoining properties should be considered. <br />Underground irrigation is a requirement of the Business Park 95 Covenants. Rain <br />sensors are not required for new commercial irrigation systems but should be <br />considered. Norway maples have not been approved as part of any site plan due <br />to their demonstrated failure rate in Ramsey. Additionally, more than one species <br />of deciduous and coniferous trees will be required for the areas along the street. <br />Staff would also like to note that the plan is symmetrical and that spirea and <br />barberry are generally over used in landscapes. The Business Park 95 covenants <br />requires 15% of the lot in green areas; Phase one has a 28% open space <br />calculation and Phase two has a 21% open space calculation. <br /> <br /> <br />
