Waste Storage: The plan indicates two waste storage enclosures located on the <br />west side of the buildings. City Code requires that outside waste storage is <br />located in the side or rear yard and screened from public view and adjoining <br />properties. Generally this has been done using materials matching the principal <br />building exterior and a wooden vertical gate. <br /> <br />Off-Street Parking - Spaces Required: The City Code requires a m/n/mm of <br />112 parking spaces; One space for each 200 square feet office and one space for <br />every 1000 square feet warehouse space. Phase one proposes a total of 78 stalls, <br />with phase 2 proposing 60 stalls for a total of 138 parking stalls. In accordance <br />with City Code, ail traveled surfaces of the site will be paved with bituminous and <br />finished with B-612 concrete curb <br /> <br />Off-Street Parking-Design: In ac6'~)rdance with City Code, the off-street parking <br />and maneuvering areas are proposed to be surfaced with bitnminous pavement <br />and finished with B6/i2 concrete curbing. It is suggested that the parking lot stalls <br />be increased to a length of 20 feet. <br /> <br />Off-Street Loading: City Code states that one off-street loading berth of not less <br />than 59 feet must be provided for every business and industrial use with a floor <br />area of more than 10,000 square feet. This project will require a minimum 0£3 <br />berths in each proposed building. The plan meets the requirement. <br /> <br />Drainage and Grading: The topography of the existing site ranges from 871 to <br />863. The drainage is generally down the center of the property from north to <br />south. The plan proposed collecting stormwater generated from the site via a <br />system of twelve-inch concrete pipe and discharging the existing storm sewer <br />located w/thin Radium Street at three separate locations. Th.is plan is acceptable. <br />Phase One is 79% impervious and will be assigned a REF factor of 3.55. Phase <br />two is 72% impervious and will be assigned a REF factor of 3.03.
