CASE # <br /> <br />REQUEST FOR SITE PLAN REVIEW; ACE SOLID WASTE <br /> By: Megan Barnett, Community Development Assistant <br /> <br />Background: <br /> <br />The City of Rarnsey has received a request for site plan review from ACE Solid Waste. <br />The plan proposes to construct an office/shop facility with a truck terminal and a future <br />recycling transfer station. The site is generally located west of Azurite Street and North <br />of McKinley Street. ' <br /> <br />The following items are enclosed: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site location map <br />Site Plan <br />City staff Review Letter dated March 1, 2000 <br />Proposed Development Agreement <br /> <br />Notification: <br /> <br />Site Plans are not required to be subjected to public hearings. <br /> <br />Observations: <br /> <br />The first phase of the facility is proposed to be 19,926 square feet in size with a second <br />floor mezzanine area of 1,248 square feet. A possible future addition to this site is a <br />17,100 square foot recycling transfer station. The site plan being considered at this time <br />is only applicable to the initial 21,174 square feet (19,926 + 1,248). The proposed <br />building and its future expansion complies with the 35% building coverage restriction <br />and all setback requirements. The exterior finish on the building is proposed to consist of <br />rock and smooth face concrete block with a prefmished metal cap and a prefmished metal <br />wrapped column and canopy for the entrance. One loading berth is required and one is <br />provided. The loading berth will be located on the rear, or north wall. <br /> <br />The site plan proposes to have four accesses, two onto Azurite Street and two onto <br />Mckinley Street, which is acceptable to the City Engineer. <br /> <br />In accordance with City Code a sufficient number of off-street parking spaces are <br />provided and all traveled surfaces of the lot will be paved with bituminous and finished <br />with B-612 concrete curb. <br /> <br />The landscape plan is generally acceptable and meets minimum City requirements. Staff <br />has requested that the westerly truck entrance and west curbline be shifted to the east so <br />as to preserve the existing screening at the west property line. The applicant has agreed <br />to preserve the existing screening by shifting the westerly truck entrance. The plan has a <br /> <br /> <br />
