o <br /> <br />o <br /> <br />10. <br /> <br />11. <br /> <br />12. <br /> <br />13. <br /> <br />SATISFACTION OF SEWER AND WATER TRUNK CHARGES. The Permittee <br />agrees to pay the standard per acre sanitary sewer and water trunk charges on the entire <br />area of the Site. The current standard charge is Two Thousand Eight Hundred and Eighty <br />Nine Dollars ($2,889.00) per acre for sewer and Six Thousand Four Hundred and Thirty <br />Five Dollars ($6,435.00) per acre for water. The total acreage of the land for which the <br />trunk charges are to be collected is 8.94 acres, resulting in a total payment of Eighty <br />Three Thousand Three Hundred Fifty Seven Dollars and no cents ($83,356.00) to satisfy <br />these trunk charges. <br /> <br />STORMWATER MANAGEMENT FEE. The CITY has enacted a Stormwater <br />Management Fee in the amount of Three Thousand Six Hundred Fifty Eight Dollars <br />($3,658.00) per commercial acre. The amount of Stormwater Management Fee due on <br />the Site is Thirty Two Thousand Seven Hundred Three Dollars ($32,703.00) (8.94 acres x <br />$3658/acre). A cash payment will be required prior to the CITY releasing the Building <br />Permit and it will be utilized for an eventual outlet to the Mississippi River. <br /> <br />FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these <br />items on the Site shall be as directed by the City's Fire Chief. <br /> <br />LIGHTING. Any lighting installed on the structure or in the parking lot is subject to the <br />prior approval of the City Engineer. Bulbs emitting in excess of 3,000 lumens (150 <br />watts) shall be so directed that the bulb is not visible from off of the property where such <br />light source is located <br /> <br />BUILDING FACADE. The Permittee agrees to face the Structure with a combination of <br />smooth and rock face bloc!~ with a pre-finished metal wrapped colur, m and canopy in <br />accordance with the Exterior Elevations prepared by Lampert Architects dated February <br />28, 2000. <br /> <br />REQUIREMENTS FOR BUILDING PERMIT AND CERTIFICATE OF <br />OCCUPANCY. No building permit for the Site will be issued until the permittee has: a) <br />signed and returned this Development Permit; b) provided the required cash payment for <br />trunk sewer and water services in accordance with Item #6 of this Perm/t; c) provided the <br />required cash payment for stormwater management in accordance with Item #7 of this <br />Permit; and d) provided the required financial guarantee in accordance with Item 14 of <br />this Permit. No Certificate of Occupancy for the structure will be issued until the <br />Required Improvements are accepted by the City and the landscaping maintenance <br />guarantee has been provided in accordance with Item # 15 of this Development Permit. <br /> <br />IMPROVEMENT CONSTRUCTION SCHEDULE. The Required Improvements <br />shall be completed before March 28, 2001. <br /> <br />ESCROW FOR REQUIRED IMPROVEMENTS. <br /> <br />a. In order to insure the installation of the Required Improvements in accordance with <br />City specifications and in a timely manner, the Permittee shall be required to deposit with <br />the City a cash escrow or letter of credit, approved as to form by the City, in the amount <br />of $ ( Dollars), which is 150% of the City's estimated cost of the <br /> <br /> <br />
