Absent: Commissioner Jensen and Commissioner <br />Nixt. <br /> <br />Case #5: Request for Rezoning of Mallard Ponds; Case of Chris Bulow <br /> <br />Chairperson Anderson closed the regular portion of the Planning Commission meeting at 7:49 <br />p.m. in order to conduct the public hearing. <br /> <br />Public Hearing <br /> <br />Chairman Anderson called the public hearing to order at 7:49 p.m. <br /> <br />Presentation <br /> <br />City Planner Rasmussen stated that Chris Bulow is requesting a rezoning of property proposed to <br />be platted as Mallard Ponds to facilitate the redevelopment of detached townhomes, twinhomes <br />and a future apartment complex. The property is 16.67 acres in size and is within the <br />Metropolitan Urban Service Area (MUSA). The preliminary plat accompanying the application <br />proposes to develop the entire parcel with 17 detached townhomes, 40 twinhomes and a future <br />apartment complex. The adjacent parcels to the north and west (Flintwood Hills 2nd-5th Addition) <br />are zoned Planned Unit Development (PUD).
