CASE <br /> <br />REQUEST FOR PRELIMINARY PLAT APPROVAL OF <br />NORTHFORK OAKS 4TM ADDITION; <br /> CASE OF NORTH FORK, INC. <br /> By: Community Development Director Sylvia Frolik <br /> <br />Background: <br /> <br />North Fork, Inc. is requesting preliminary plat approval of Northfork Oaks 4th Addition. The <br />plat consists of six new lots and the replat of two existing lots in the northeast comer of the <br />Northfork PUD. The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Proposed preliminary plat, grading plan & letter fi.om applicant dated 2-16-00 <br />City Staff review letter dated March 2, 2000 <br />Draft Planning Commission meeting minutes dated March 6, 2000 <br />Letter from area resident dated March 6, 2000 <br /> <br />Observations: <br /> <br />The subject plat was part of a larger area that received preliminary plat approval in 1995 as <br />Northfork Oaks 2na Addition. Northfork Oaks 2na Addition consisted of 73 acres proposed to be <br />developed with 37 single-family lots. The first phase to be recorded, Northfork Oaks 2na <br />Addition, consisted of 10 lots and North_fork Oaks 3rd Addition consisted of 21 lots. The <br />preliminary plat for N0rthfork Oaks 2na Addition expired prior to the remaining 6 lots being <br />recorded. Therefore, the applicant was required to obtain a new plat approval for the final six <br />lots prior to final plat approval and recording. North Fork was also interested in straightening <br />out the common property line between Lot 6 and 7 in the Third Addition so that replat is <br />included as a part of the North Fork Oaks 4th Addition. <br /> <br />The lots range in size fi.om 1.7 to 3.4 acres, which exceeds the Northfork PUD one-acre <br />minimum lot size. Only Lot 6 meets the 160-foot lot width requirement at the 40-foot building <br />setback line. <br /> <br />The lots are proposed to receive public access fi.om the northerly extension of Royai Road. <br /> <br />In accordance with the May 9, 1989 Northfork Park Dedication Agreement, there are no park <br />dedication obligations to be met in this plat. However, the Developer has agreed to dedicate a <br />35-foot linear park along the east boundary of the plat to facilitate a trail link to the north. <br /> <br />The Grading Plan identifies stands of existing trees and the developer has engaged the services <br />of Kunde Company to do a tree preservation for each individual lot. <br /> <br />The Drainage Plan has been reviewed by the City Engineer and is acceptable. <br /> <br /> <br />
