The Planning Commission held a public hearing and received one written comment from a <br />resident in Woodlawn Estates to the east. Basically, she points out the inadequacy of City Code <br />relating to tree preservation requirements and she also expressed concern that the trail will be on <br />public property. Mark Boos walked the area and has confirmed that the existing trail will be <br />located in what is proposed to be platted as a linear park for public purposes on the east boundary <br />of the plat. It was also noted by Staff that although the proposed plat conforms to the <br />preliminary plat approved in 1995, Lots 4, 5 and 6 do not meet the 160 foot lot width minimum <br />at the 40 foot building setback line. Because the lot sizes greatly exceed the 1 acre minimum, the <br />Planning Commission recommended that the development agreement require that the homes be <br />sited in areas of the lot where the width is at least 160 feet. <br /> <br />Recommendation: <br /> <br />The Planning Commission recommended preliminary plat approval contingent upon compliance <br />with City Staff review letter dated March 2, 2000, except that the homes be positioned on the lots <br />at points where the lot is at least 160 feet wide. <br /> <br />Council Action: <br /> <br />Motion to approve/deny the preliminary plat for Northfork Oaks 4th Addition contingent upon <br />developer compliance with City Staff Review Letter dated March 2, 2000 and that all lots be at <br />least 160 feet wide at the building site. <br /> <br />Review Checklist: <br />City Engineer <br />City Attorney <br />Parks & Utilities Supervisor <br />City Planner <br />Community Development Assistant <br /> <br />CC: 03/28/00 <br /> <br /> <br />
