The plat consists of six new lots and the replat of
two existing lots in the northeast comer of the Northfork PUD. The subject plat was part of a
larger area that received preliminary plat approval in 1995 as Northfork Oaks 2~d Addition.
Northfork Oaks 2na Addition consisted of 73 acres proposed to be developed with 37 single-
family lots. The first phase to be recorded, Northfork Oaks 2nd Addition, consisted of I 0 lots and
Northfork Oaks 34 Addition consisted of 21 lots. The preliminary plat for Northfork Oaks 2nd
Addition expired prior to the remaining six lots being recorded. Therefore, the applicant was
required to obtain a new preliminary plat approval for the final six lots prior to final plat approval
and recording. North Fork, Inc. was also interested in straightening out the common property
line between Lot 6 and 7 in the Third Addition so that replat is included as a part of the North

Planning Commission/March 6, 2000
