Fork Oaks 4t~ Addition. The lots range in size from 1.7 to 3.4 acres, which exceeds the <br />Northfork PUD one-acre minimum lot size. Only Lot 6 meets the 160-foot lot width requirement <br />at the 40-foot building setback line. In accordance with the May 9, 1989 Northfork Park <br />Dedication Agreement, there are not park dedication obligations to be met in this plat. However, <br />the Developer has agreed to d~dicate a 35-foot linear park along the east boundary of the plat to <br />facilitate a trail link to the north. The Grading Plan identifies stands of existing trees, but it does <br />not identify trees to be preserved and the planting of one tree in each front year. The Developer <br />has engaged the services of Kunde Company to prepare their Tree Preservation Plan. <br /> <br />Citizen Input <br /> <br />A letter was received from Janette Monear, 8513 164a' Lane NW, Rarnsey, expressing concern <br />over tree preservation and connectivity of trails and open space. <br /> <br />Chairperson Anderson questioned the discrepancy of the 160-foot lot width requirement. <br /> <br />Dennis Peck, North Fork, Inc., explained that every lot in the P.U.D. is suppose to have a 160 <br />foot lot width at the 40 foot building setback line. He stated that North Fork, Inc. would be <br />willing to put something in the Development Agreement stating that the houses would be <br />situated on the lots at locations where lots are at least 160 foot width. <br /> <br />Commissioner Johnson requested that Mr. Peck respond to the letter from Ms. Wald. <br /> <br />Mr. Peck replied that he was able to discuss Ms. Monear's concerns during a phone conversation <br />with her. One concern was regarding the trail corridor and the plat fulfills the commitment to <br />complete a trail link on the east side of the property. Her second concern was regarding <br />preservation of trees and he explained that North Fork, Inc., has contracted with Kunde Company <br />to do a report for each lot which is used to determine the best site location of the home. Mr. Peck <br />also noted that North Fork, Inc. may require that each property owner constructing a home in the <br />development meet with Kunde Company prior to construction. In his opinion Ms. Monear's <br />major complaint was with the City because there is not an enforceable tree ordinance. <br /> <br />Motion by Commissioner Dempsey, seconded by Commissioner Wivoda, to close the public <br />hearing. <br /> <br />Motion Carried. Voting Yes: Chairperson Anderson, Commissioners Dempsey, Wivoda, <br />Johnson, and Kociscak. Voting No: None.
