The <br />Developer has submitted a written request for a one year extension to record River Pines 3*d and <br />4'~' Additions to provide sufficient amount of time to market the neighborhood. <br /> <br />Councilmember Hendriksen inquired why the extension is needed. <br /> <br />Bill Pritchard, Orrin Thompson Homes, explained that the first two phases are complete, the <br />third phase is completely graded; they plan on having the fourth phase graded in the spring of <br />2000, and the fifth phase in the fail of 2000. The purpose for the extension is to allow them time <br />to market the neighborhood. <br /> <br />Councilmember Hendriksen questioned why they are unable to record the 3To and 4~ phases. <br /> <br />Mr. Pritchard replied that it has to do with the underlying landowners. <br /> <br />Councilmember Anderson inquired as to the large hole that exists on the property. <br /> <br />Mr. Pritchard replied that Good Value Homes had a conditional use permit to take materials from <br />the site which is due to expire in June 2000, but it is not an operation of US Home Corporation. <br /> <br />Councilmember Anderson inquired if homes will be built in that location. <br /> <br />Mr. Pritchard replied yes, explaining that it is the current landowner's responsibility to make the <br />site compatible to construct the homes. <br /> <br />Councilmember Connolly inquired if all phases will be single family homes. <br /> <br />Mr. Pritchard replied yes. <br /> <br />Councilmember Connolly stated that there had been some concern with neighboring residents <br />that townhomes would be constructed. <br /> <br />Mr. Pritchard replied that there are no plans to construct townhomes in the development. <br />Councilmember Zimmerman inquired if US Homes has requested extensions in the past. <br />Community Development Director Frolik replied no. <br /> <br />Councilmember Hendriksen inquired if the City is under any obligation to grant the extension. <br />City Attorney Goodrich replied legally they are not obligated to grant the extension. <br /> <br />City Council/February 22, 2000 <br /> Page 21 of 27 <br /> <br /> <br />
