Page 2 <br />April 25, 2000 <br />Valley View Preliminary Plan <br /> <br />Three lots Mil have access from a cul-de-sac.extending west offof 178th Lane. The fourth lot <br />currently has access from Green Valley Road. The developer will pay the cost of paving 178th <br />Lane from the cul-de-sac to Vanadium Street. <br /> <br />Mr. Johnson recently sold his home on what is shown as Lot 4 and built a new home on what is <br />proposed as Lot 1. <br /> <br />The wetlands have been delineated as drainage and utility easements as requested by the City <br />Engineer. Each lot will be served by on-site sewer and water facilities. <br /> <br />The Fife'Chief reviewed the proposed plat and advised that the level of public service will depend <br />on how well the property owners maintain their extra long driveways, <br /> <br />The application has been forwarded to Anoka County Highway DePartment for review. County . <br />Staffhas requested an additional 27-feet of right-of-Way along County Road #63 (Green Valley <br />Road) and the dedication of right of access to the County, except for the existing driveway. <br /> <br />The Park Commission reviewed the plat for park dedication requirements at their regular meeting <br />in April. The Park Commission voted unanimously to take a cash payment for both park dedication <br />and trail fees for the new home on Lot 1 and the two (2) new lots being created (2 and 3). <br /> <br />The' Board of Adjustment approved the request for variance from minimum lot' width and size <br />requirements on April 4, 2000. The home on Lot 2 must be sited in a location where the lot is at <br />least 200 feet wide. <br /> <br />The Plmnn~ng Commission conducted the public hearing and reviewed the preliminary plat on April <br />4, 2000. Subsequent to the Planning Commission meeting, the applicant submitted a revised <br />preliminary plat to reflect the additional 27-feet of right-of-way for County Road #63 and <br />dimensions were noted around all of the delineated wetlands, as requested by the City' Engineer. <br /> <br />Philip Johnson has hired an engineering finn to prepare a grading and paving plan for the extension <br />of 178th Lane between Vanadium Street and the proposed cul-de-sac.- Staff anticipates receiving <br />these plans before fmaI plat submittal. <br /> <br />Recommendafion: <br /> <br />The Planning Commission recommended approval of the Preliminary Plat contingent upon <br />compliance with City Staff Letter dated March 30, 2000. <br /> <br />I <br />I <br />I <br />I <br /> <br />I <br />I <br />I <br />1 <br />I <br />I <br />I <br />t <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br /> <br />
