Weicht & Associates dated April 3, 2000. We have also <br />received the Grading and Drainage Plan (Sheet 1) dated April 13, 2000 prepared by John Oliver <br />& Associates. We offer the following comments: <br /> <br />General: The plan proposes to construct a 2,520 square foot manufacturing addition onto an <br />existing building. The site is located at 7815 Riverdale Road, generally South of State Highway <br />#10 and East of Armstrong Blvd. (County Road #83). <br /> <br />Zoning: The site is zoned B-3, Highway Business. A Conditional Use Permit was obtained by <br />the applicant in 1992 to manufacture the boat covers and portable fishouses on the site. An <br />amendment to the issued Conditional Use Permit is necessary to expand the manufacturing <br />portion of the operation. <br /> <br />Access: The site currently has access from Riverdale Road and the site plan does not propose <br />any new accesses. <br /> <br />Building Size: The manufacturing addition is proposing to consist of 2,520 square feet. The <br />existing building is 3,472 square feet in size. The total building size with the new addition will <br />be 5,992 square feet. <br /> <br />Lot Coverage: The site is approximately 1.24 acres or 53,936 square feet in size and City Code <br />restricts building coverage to 35 percent of a lot area or 18,878 square feet in this case. The <br />building coverage of both the existing and proposed addition would consist of 5,992 square feet, <br />along with an enclosed waste storage building consisting of 224 square feet. This results in a <br />total building coverage of 6,216 square which is approximately 12 percent of lot coverage. <br /> <br />153 <br /> <br /> <br />
