Review Letter: Canvas Craft <br />April 28, 2000 <br />Page 2 of 3 <br /> <br />Utilities: This site will be served by on-site sanitary facilities. <br /> <br />Setbacks: The proposed structure meets or exceeds the minimum 35-foot front yard, 35-foot rear <br />yard, and 20-foot side yard building setbacks established in the Highway Business District. <br /> <br />Landscaping: Staff will only comment on the proposed eight (8) new mock orange bushes. The <br />existing landscaping including the new mock oranges does not meet minimum standards. The <br />addition of trees adjacent to Riverdale Drive would be more desirable. A line of seven (7) or <br />eight (8) trees should have more than one variety. Approved species include Oaks (any variety), <br />hackberry, and disease resistant Elms. <br /> <br />Screening: The subject parcel need not provide screening as it is surrounded by properties zoned <br />Highway Business. A chain link fence is being proposed along the.easterly front yard, side yard, <br />and rear yard. This fence currently exists to aid in security of overnight boat parking. <br /> <br />Waste Storage: An enclosed waste storage area for this site currently exists. <br /> <br />Off-Street Parking and Driveways - Design: The plan shows that the expanded off-street <br />parking area is surfaced with bituminous pavement and finished with B-6/12 concrete, curbing. <br />The applicant is requesting that a portion of the boat storage yard be surfaced with crushed <br />asphalt and that the requirement for curbing be waived. <br /> <br />Off-Street Parking - Spaces Required: Canvas Craft currently has six (6) customer parking <br />spaces and they are proposing to add five (5) more. City staff f'mds this will meet City Code <br />requirements. <br /> <br />Architectural Standards: The proposed manufacturing addition does not exceed the 35-foot <br />height limit. Exterior walls are proposed to consist of rock and smooth face concrete block, <br />which will match the existing building materials. The exterior walls will be 12' of gray concrete <br />rock face and then 2' of smooth face gray concrete block. This complies with City Code. <br /> <br />Drainage, Grading and Erosion Control: Calculations submitted by John Oliver show that <br />runoff will be contained within the sump area to be constructed along State Highway #10. A <br />copy of the site plan has was sent to MnDot. <br /> <br />Lighting Plan: The submittal does not show existing or proposed exterior lighting locations. <br />The site plan should be modified accordingly if there is existing and proposed exterior lighting <br />on the site. <br /> <br />The Ramsey Planning Commission will be meeting to review the proposed site plan on Tuesday, <br />May 2, 2000 at 7:00pm immediately following the Board of Adjustment meeting. It is suggested <br />that you or your representative be present at this meeting to answer any questions that may arise. <br /> <br /> <br />
