CASE # <br /> FOR SITE PLAN REVIEW FOR TRANSFER STATION <br /> REQUEST <br /> CASE OF ACE SOLID WASTE <br /> By: Megan Barnett, Community Development Assistant <br /> <br />Background: <br /> <br />The City Council reviewed and approved the Conditional Use Permit request by ACE <br />Solid Waste for the Transfer Station on April 25, 2000. They also reviewed and <br />approved the site plan for the office/truck terminal and requested that the Planning <br />Commission review the site plan for the transfer station portion of the site. <br /> <br />The Planning Commission reviewed the proposed Site Plan for the Transfer Station on <br />May 2, 2000. They recommend approval contingent upon compliance with City Staff <br />Review Letter Dated April 6, 2000 and subject to 1) positive outcome of the wetland <br />determination and 2) Confirmation that ACE Solid Waste will be the fee title owner of all <br />that part of their property adjacent to Azurite Street NW. <br /> <br />The following items are enclosed: . <br /> <br /> a) Site location map' <br /> b) 8itc Plan . <br /> c) City Staff Review Letter dated April 6, 2000 <br /> d) Planning Commission Meeting Minutes Dated May 2, 2000 <br /> e) Proposed Development Agreement <br /> <br />Notification: <br /> <br /> Site Plans are not required to be subjected to public hearings. <br /> <br /> observations: <br /> <br /> The applicant is proposing to develop a 17, 100 square toot transfer station on this site. <br /> The proposed transfer station, in conjunction with the office/shOp structure complies with <br /> the 35% building coverage restriction and all setback requirements. The exterior finish <br /> on the building is proposed to consist of rock and smooth face gray concrete block with <br /> red concrete accents to match the office/shop building. <br /> <br /> The transfer station will have access from the two (2) site entrances on McKinley Street. <br /> <br /> In accordance with City Code, a sufficient number of off-street parking spaces are <br /> provided and all traveled surfaces around the transfer station will be paved with <br /> bituminous and finished with B-6/12 concrete curbing. <br /> <br /> The Planning Commission heard comments from Mr. Hanson, representing Bake Star, <br /> about their concerns regarding landscaping along the common property line.
