MN 55303 <br /> <br />Re: Final Plat Review of Valley View Acres <br /> <br />Dear Mr. Johnson: <br /> <br />We are in receipt of your Final Plat and Grading & Drainage Plan for Valley View Acres consisting <br />of one (1) sheet prepared by Hy-Land Surveying, P.A. dated March 23, 2000. The City has also <br />received a street and storm sewer plan for 178th Lane prepared by Ulteig Engineers, Inc. dated June, <br />13, 2000. We offer the following comments: <br /> <br />General: The plat is a subdivison that proposes to create four (4) rural residential lots generally <br />located north of Green Valley Road and west of 178th Lane. Two of the lots (1 and 4) already have <br />homes on them. Council approved the preliminary plat on May 9, 2000. <br /> <br />Zoning: The property is zoned R-l, Rural Residential and single family residential lots are a <br />permitted use under this zoning. <br /> <br />Lot Dimensions and Size: As noted at the time of preliminary plat approval, Lot's 1, 2, and 3 are <br />deficient of the 10-acre minimum lot size requirement by .11 acres, .4 acres, and .21 acres <br />respectively. Lot's 1 & 2 are deficient of the 200-foot lot width requirement by 81.75 feet and 150 <br />feet respectively. A Variance from the 200-foot lot width requirement for Lots 1 & 2 and a <br />variance from the I 0 acre minimum lot size for Lots 1, 2, and 3 was approved on April 4, 2000. <br />The plat design conforms to the approved preliminary plat and variances granted. <br /> <br />Streets: Lots 1, 2 and 3 will be served by a cul-de-sac extension of 178th Lane NW. The <br />developer willbe required to construct 178th Lane to City standards from Vanadium Street N.W. <br />into the plat. Lot 4 has an existing access onto Green Valley Road.
