Grading and Drainage: Plans have been prepared and are acceptable for the grading and paving of 178th Lane between Vanadium street and the cul-de-sac. Drainage from this roadway shall be directed to the low area identified as Outlots A and B of Rodeo Hills Estates. The proposed lowest floor elevations are identified on the preliminary plat and are based upon the 100-year flood elevations of Ford Brook. The lowest floor elevations may be higher than those stated on the preliminary plat, and likely will conform to the adjacent topography. Stormwater Management Fee: The City has a stormwater management fee of $366.00 per unit that will be collected on the two (2) vacant lots (2 and 3) and the lot just recently developed (1). Park Dedication: Park dedication fees will consist of a cash payment in the amount of $1,200 dollar per lot for the three (3) newly created lots. Park Trail Development Fee: The City has enacted a trail fee at a rate of $300 per new lot that will also be collected for three (3) lots. The City Council will be meeting at 7:00 p.m., on Tuesday, June 27, 2000 to consider your request for final plat approval of Valley View Acres. It is important that you, or your representative, be present at the meeting to answer any questions that may arise.
