From time to time, the CITY may remove accumulations of soil, earth <br />and debris from the streets resulting from the construction of the Plat. It shall be the <br />DEVELOPER'S responsibility to pay the costs associated with this necessary street <br />cleaning. Invoices from the CITY to DEVELOPER for such costs shall be paid within <br />fifteen (15) days of the date of invoice. <br /> <br />Street/Traffic Signs and Seal Coating. The CITY will install in the Plat as Stage II <br />Improvements, street/traffic signs and street seal coating. The DEVELOPER will pay to <br />the CITY an amount equal _to 100% of the City Engineer's estimated construction cost of <br />the items prior to recording of the final plat. The cost of these items is as follows: <br /> <br />a) Traffic signing (1 sign ~ 150/each) 150.00 <br />b) Street sweeping 300.00 <br />c) Sealcoating 970.00 <br /> <br />TOTAL $1420 <br /> <br /> III. <br />PERMITS AND OCCUPANCY: <br /> <br />Requirements for Building and Occupancy Permits. No building permit for any lot in <br />the Plat shall be issued until: (a) reasonable vehicular access to the lot is provided; (b) a <br />Certificate of Survey, including that information required by the CITY, has been <br />supplied to the City Building Official; and (c) all the financial guarantees required by the <br />CITY have been satisfied. No occupancy permit shall be issued for any lot in the plat <br />until: (a) vehicular access to the lot is provided including the installation of Class V <br />material on all streets in the Plat; and (b) all utilities are in place, operational and <br />accepted by the CITY. <br /> <br />Furthermore, during the installation and for a period of 12 months following acceptance <br />by the CITY, any damage to the Improvements shall be repaired at the cost of the <br />DEVELOPER if the CITY is unable to otherwise identify the source of the damage. <br /> <br />IV. <br />GENERAL: <br /> <br />Park Dedication. The Plat is located in the Ford Brook Park District. Park dedication <br />shall be satisfied by the DEVELOPER making a cash contribution in the amount of <br />Three Thousand Six Hundred Dollars and no cents ($3,600.00), which represents One <br /> <br />117 <br /> <br /> <br />
