We offer the following <br />comments: <br /> <br />General: The plan proposes to construct an office building on Lot 1, Block 1, Hauser Addition, <br />generally located west of Armstrong Blvd. and south of 146~ Ave. <br /> <br />Zoning: The site is zoned B-3 Highway Business; the Site Plan submitted should be modified to <br />reflect a B-3 Highway Business zoning. The Highway Business district permits office buildings. <br /> <br />Access: The site plan proposes to have one access point onto I46~ Avenue. <br /> <br />Building Size: The office building is proposed to be 1,568 square feet in size. <br /> <br />Lot Coverage: The site is approximately 2.I4 acres or 93,348 square feet in size and City Code <br />restricts building coverage to 35 percent of a lot area or 32,672 square feet in this case. The size <br />of the proposed structure is 1,568 square feet which equates to approximately a 2% lot coverage. <br /> <br />Utilities: The parcel is outside of the Metropolitan Urban Service Area and therefore will be <br />served by on-site sewer and water. The Development Permit will require connection to <br />municipal utilities within 2 years of their availability. <br /> <br />Setbacks: The proposed structure meets or exceeds the minimum 35-foot front yard, 35-foot rear <br />yard, and 10-foot side yard building setbacks established in the Highway Business District. <br /> <br />Landscaping: The minimum standards for street frontage landscaping is a tree spacing of 35 <br />feet. Therefore, the tree count for the 260-foot frontage should equate to at least 7 trees of <br /> <br />161 <br /> <br /> <br />
