The CITY has enacted a Stormwater <br />Management Fee in the amount of Three Thousand SLx Hundred Fifty Eight Dotlars <br />($3,658.00) per commercial acre. In this case, ordy fifty percent of the site is being <br />developed and the amount of the Stormwater Management Fee will be calculated <br />accordingly. The amount of Stormwater Management Fee due on the Site is Three <br />Thousand Six Hundred Fifty Eight Dollars ($3,658.00) (1 acre x $3,658/acre), A cash <br />payment will be required prior to the CITY releasing the Building Permit. <br /> <br />FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of tlxese <br />items on the Site shall be as directed by the City's Fire Chief. <br /> <br />LIGHTING. Any lighting installed on the structure or in the parking lot is subject to the <br />prior approval of the City Engineer and shall be designed so as to deflect light away from <br />146m Ave. and all adjacent parcels. Bulbs emitting in excess of 3,000 lumens (150 watts) <br />shall be so directed that the bulb is not visible from off of the .property where such light <br />source is located <br /> <br />BUILDING FACADE. The Permit-tee agrees to face the Structure with maintenance- <br />free siding and decorative brick shall be added to the lower four feet of the east wall in <br />accordance with the E~erior Elevations prepared by KLH Drafting & Design dated April <br />6, 1996. Brick facades shall be added to the south and west walss of the Truck Terminal <br />located at 8049 - 146~' Ave as previously approved in 1986. <br /> <br />REQUIREMENTS FOR BUILDING PERIYHT AND CERTIFICATE OF <br />OCCUPANCY. No building permit for the Site will be issued until the permittee has: a) <br />signed and returned this Development Permit; b) provided the required cash payment for <br />stormwater management in accordance with Item #6 of this Permit; and c) provided the <br />required fmancial guarantee in accordance with Item #12 of this Permit. No Certificate of <br />Occupancy for the structure will be issued until: a) the Required Improvements are <br />accepted by the City; and b) the landscaping maintenance guarantee has been provided <br />in accordance with Item #13 of this Development Permit. <br /> <br />IMPROVEMEi-NT CONSTRUCTION SCHEDULE. The Required Improvements <br />shall be completed before August 8, 2001. <br /> <br />ESCROW FOR REQUIRED IMPROVEMENTS. In order to ensure the installation <br />of the Required Improvements in'accordance with City specifications and in a timely <br />manner, the Permittee shall be required to deposit with the City a cash escrow or letter of <br />credit, approved as to form by the City, in tlxe amount of $7,300, which is 150% of the <br />City's estimated cost of the Improvements. Prior to the issuance of the building perm/t, <br />all financial guarantees must be provided as required herein. <br /> <br />Upon completion of the construction of the Required Improvements, the f'mancial <br />guarantee shall be returned to the Permittee and the Permit-tee shall be required to provide <br />the landscaping maintenance guarantee described in Item #13 of this Development <br /> <br />165 <br /> <br /> <br />
