The CITY has enacted a Stormwater Management Fee in the amount of Three Thousand SLx Hundred Fifty Eight Dotlars ($3,658.00) per commercial acre. In this case, ordy fifty percent of the site is being developed and the amount of the Stormwater Management Fee will be calculated accordingly. The amount of Stormwater Management Fee due on the Site is Three Thousand Six Hundred Fifty Eight Dollars ($3,658.00) (1 acre x $3,658/acre), A cash payment will be required prior to the CITY releasing the Building Permit. FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of tlxese items on the Site shall be as directed by the City's Fire Chief. LIGHTING. Any lighting installed on the structure or in the parking lot is subject to the prior approval of the City Engineer and shall be designed so as to deflect light away from 146m Ave. and all adjacent parcels. Bulbs emitting in excess of 3,000 lumens (150 watts) shall be so directed that the bulb is not visible from off of the .property where such light source is located BUILDING FACADE. The Permit-tee agrees to face the Structure with maintenance- free siding and decorative brick shall be added to the lower four feet of the east wall in accordance with the E~erior Elevations prepared by KLH Drafting & Design dated April 6, 1996. Brick facades shall be added to the south and west walss of the Truck Terminal located at 8049 - 146~' Ave as previously approved in 1986. REQUIREMENTS FOR BUILDING PERIYHT AND CERTIFICATE OF OCCUPANCY. No building permit for the Site will be issued until the permittee has: a) signed and returned this Development Permit; b) provided the required cash payment for stormwater management in accordance with Item #6 of this Permit; and c) provided the required fmancial guarantee in accordance with Item #12 of this Permit. No Certificate of Occupancy for the structure will be issued until: a) the Required Improvements are accepted by the City; and b) the landscaping maintenance guarantee has been provided in accordance with Item #13 of this Development Permit. IMPROVEMEi-NT CONSTRUCTION SCHEDULE. The Required Improvements shall be completed before August 8, 2001. ESCROW FOR REQUIRED IMPROVEMENTS. In order to ensure the installation of the Required Improvements in'accordance with City specifications and in a timely manner, the Permittee shall be required to deposit with the City a cash escrow or letter of credit, approved as to form by the City, in tlxe amount of $7,300, which is 150% of the City's estimated cost of the Improvements. Prior to the issuance of the building perm/t, all financial guarantees must be provided as required herein. Upon completion of the construction of the Required Improvements, the f'mancial guarantee shall be returned to the Permittee and the Permit-tee shall be required to provide the landscaping maintenance guarantee described in Item #13 of this Development 165
