The <br />site is located at 9459 Hwy. 10 NW, generally north of State Highway #I0 and west of <br />153rd Avenue N.W. <br /> <br />The [bllowing items are enclosed: <br /> <br />a) <br />b) <br />e) <br />d) <br />e) <br /> <br />Site location map <br />Site Plan <br />City Staff Review Letter dated June 28, 2000 <br />Planning Commission meeting minutes dated July 10, 2000 <br />Proposed development agreement <br /> <br />Notification: <br /> <br />Site Plans are not required to be subjected to public hearings. <br /> <br />Observations: <br /> <br />Boilermakers is proposing a 2,016 square foot addition onto an existing building in the <br />B-1 Business District. The proposed addition and existing building complies with the <br />35% building coverage restriction. Due to some replatting in 1997 staff's interpretation of <br />the side and rear yards has changed. The result of this is that the building encroaches on <br />the 35 toot rear yard setback by 5 feet. <br /> <br />The exterior finish on the building is proposed to consist of a combination of brick, <br />painted concrete block, rockface concrete block, and cedar siding with asphalt shingles. <br />The use of the cedar siding in the proposed addition would be consistent with the existing <br />building, but it does deviate from city code and requires council approval. Staff had also <br />recommended the use of integrally color treated concrete block versus painted block. <br /> <br />Thirty parking spaces are provided, which is slightly deficient of the thirty-four spaces <br />required by City Code, but adequate for the use of the building. All proposed parking <br />and drive areas will be paved. No curb and gutter were proposed. City code requires B- <br />6/12 concrete curb to be installed around the perimeter of the newly paved area. City <br />Staff recommended that the existing pavement be upgraded with curbing also. <br /> <br />The new addition will create approximately 3,600 square feet of additional paving <br />between the building addition and new driveway. The drainage from the new building <br />will be largely absorbed in turfed and wooded areas. The City Engineer recommended <br /> <br />169 <br /> <br /> <br />
