We offer the following comments: <br /> <br />General: The plan proposes to construct a 2,01{5 square foot addition onto an existing building. <br />The addition is to accommodate a training center for employees. The site is located at 9459 Hwy <br />10 NW, generally north of State Highway #10 and west of 153"~ Avenue NW. <br /> <br />Zoning: The site is zoned B-1 Business. <br /> <br />Access: The site currently has access from 153~ Avenue and the site plan does not propose any <br />new accesses. <br /> <br />Building Size: The addition is proposed to consist of 2,016 square feet for a total building size of <br />6,912 square feet. <br /> <br />Lot Coverage: The site is approximately 1.2 acres or 52,562 square feet in size and City Code <br />restricts building coverage to 35 percent of a lot area or 18,396 square feet in th/s case. The <br />building coverage of both the existing and proposed addition would consist of 6,912 square feet <br />which equates to a lot coverage of 13 percent. <br /> <br />Utilities: This site will. continue to be served by on-site sanitary facilities. <br /> <br />Setbacks: This property and the two parcels to the North and East were originally one parcel. <br />The West side was the side property line at that time and the existing building was in compliance <br />with the i 0 foot sideyard setback. In 1997, this parcel was replarted into 3 commercial lots with <br />Boilermakers occupying lot 1. When this happened, the West side of lot 1 then became the rear <br />yard. The North line of lot 1 became the side yard with lot 2. The result is that the existing <br />building encroaches the rear yard setback by 5 feet.
