10. <br /> <br />11. <br /> <br />12. <br /> <br />STORM~VATER Mz~NAGEMENT FEE. The CITY has enacted a Stormwater <br />Management Fee in the amount of Three Thousand Six Hundred Fifty, Eight Dollars <br />($3,658.00) per commercial acre. The amount of Stormwater Management Fee due on <br />the Site is Four Thousand four hundred and twenty two dollars ($4389.00) (1.2 acres x <br />$3658/acre). A cash payment will be required prior to the CITY releasing the Building <br />Permit and it will be utilized for drainage improvements within the <br />commercial area. <br /> <br />FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these <br />items on the Site shall be as directed by the City's Fire Chief. <br /> <br />LIGHTING. Any lighting installed on the structure or in the parking lot is subject to the <br />prior approval of the City Engineer and shall be designed' so as to deflect light away from <br />U.S. Hi~_2qway 10, 153'd Ave. NW and all adjacent parcels. Bulbs emitting in excess of <br />3,000 lumens (150 watts) shall be so directed that the bulb is not visible from off of the <br />property where such light source is located. <br /> <br />BUILDING FACAI)E. The Permittee agees to face the Structure with brick, painted <br />concrete block, rock_face concrete block and cedar plywood in accordance with Exterior <br />Elevations prepared by Abendroth, Rego & Youngquist Architects, Inc. dated May <br />20OO. <br /> <br />REQUIRE~LENTS FOR BUILDING PERMIT AND CERTIFICATE OF <br />OCCUPANCY. No building permit for the Site will be issued until the permittee has: a) <br />signed and returned this Development Permit; b) provided the required cash payment for <br />stormwater management in accordance with Item #6 of this Permit; and c) provided the <br />required financial guarantee in accordance with Item #12 of this Permit. No Certificate of <br />Occupancy for the structure will be issued until: a) the Required Improvements are <br />accepted by the City; and b) the landscaping maintenance guarantee has been provided <br />in accordance with rtem #13 of'this Development Permit. <br /> <br />IMPROVEMENT CONSTRUCTION SCHEDLrLE. The Required Improvements <br />shall be completed before August 8,2001. <br /> <br />ESCROW FOR REQUIRED IMPROVEMENTS. In order to ensure the installation <br />of the Required Improvements in accordance with City speciications and in a timely <br />manner, the Permit-tee shall be required to deposit with the City a cash escrow or letter of <br />credit, approved as to form by the City,, in the amount of , <br />which is 150% of the City's estimated cost of the Improvements. Prior to the issuance of <br />the building permit, all financial guarantees must be provided as required herein. <br /> <br />Upon completion of the construction of the Required Improvements, the financial <br />guarantee shall be returned to the Permit-tee and the Permit-tee shall be required to provide <br />the landscaping maintenance guarantee described in Item #13 of this Development <br /> <br /> <br />
