The CITY' hms enacted a Stormwater <br />Management Fee in the amount of Three Thousand Six Hundred Fifty Eight Dollars <br />($3,658.00) per commercial acre. The amount of Stormwater Management Fee due on <br />the Site is Four Thousand four hundred and twenty two dollars ($4389.00) (1.2 acres x <br />$3655/acre). A cash payment will be required prior to the CITY releasing the Building <br />Permit and it will be utilized to construct an outlet to the Mississippi Privet from the West <br />Mississippi drainage district. <br /> <br />FIRE LAzNES. Fire lanes shall be maintained on the Site. The exact location of these <br />items on the Site shall be as directed by the City's Fire Chief. <br /> <br />LIGHTING. Any lighting hnstalled.on the structure or in the parking lot is subject to the <br />prior approval of the City Engineer and shah be designed so as to deflect light away from <br />U.S. Highway 10, I53ra Ave. NW and all adjacent parcels. Bulbs emitting in excess of <br />3,000 lumens (150 watts) shall be so directed that the bulb is not visible from off of the <br />property, where such light source is located. <br /> <br />BU~ILDING FACADE. The Permit-tee agees to face the Structure with brick, painted <br />concrete block, roclfface concrete block and cedar plywood in accordance with E,,cterior <br />Elevations prepared by Abendroth, Rego & Youngquist Architects, Inc. dated May 15, <br />2000. <br /> <br />REQUIREMENTS FOR BUILDING PERMIT AxND CERTIFICATE OF <br />OCCUPA_NCY. No building permit for the Site will be issued until the permittee has: a) <br />signed and returned th_is Development Permit; b) provided the required cash payment for <br />storrnwater management in accordance with Item #6 of this Permit; and c) provided the <br />required £mancial guarantee in accordance with Item #I2 of this Permit. No Certificate of <br />Occupancy for the structure wiI1 be issued until: a) the Required Lmprovements are <br />accepted by the City,; and b) the landscaping maintenance guarantee has been provided <br />in accordance with ITem # 13 oft his Development Permit. <br /> <br />IMPROVEMlgNT CONSTRUCTION SCHEDLTLE. The Required Improvements <br />shall be completed before August 8, 200I. <br /> <br />ESCROW FOR REQUIRED IMPROVEMENTS. In order to ensure the Installation <br />of the Required Improvements in accordance with City specifications and in a timely <br />manner, the Permirtee shall be required to deposit with the City a cash escrow or letter of <br />credit, approved as to form by the City, in the amount of three thousand dollars <br />($3,000.00) wh/ch is 150% of the City's estimated cost of the Improvements.
