CASE # <br /> <br /> REQUEST FOR SITE PLAIN REVIEW <br /> CASE OF CITY WIDE DOOR COMPANY <br />By: Megan Wald, Community Development Assistant <br /> <br />Background: <br /> <br />The City of Ramsey has received a request for site plan review from City Wide Door <br />Company. The plan proposes to construct a storage and showroom addition onto an <br />e,'dsting building. The site is located at 6845 State Highway #10. <br /> <br />The following items are enclosed: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />Site location map <br />Site Plan <br />City Staff Review Letter dated July 28, 2000, revision dated August 17, 2000 <br />Draft Planning Commission Meeting Minutes dated August 1, 2000 <br />Proposed Development Agreement <br /> <br />Notification: <br /> <br />Site Plans are not required to be subjected to a public hearing. <br /> <br />Observations: <br /> <br />City Wide Door Company is proposing a 7,200 square foot addition onto an e,,dsting <br />building in the Highway Business District. The addition would consist of a 2,250 square <br />foot showroom and a 4,950 square foot storage addition. The proposed addition and <br />existing building complies with the 35% building coverage restriction and all setback <br />requirements. The exterior finish on the building is proposed to consist of a beige <br />rock:face concrete block and facebrick to match the e,-dsting building. <br /> <br />In accordance with City Code, a sufficient nUmber of off-street parking spaces are <br />provided. All thirty-nine (39) parking spaces are currently or will be paved and firfished <br />with B-6~12 concrete curbing. The applicant is asking for a waiver to the curbing <br />requirement along the west portion of the property where RV Wholesalers currently <br />operates. City Wide Door Company has a furore redevelopment plan for the site that <br />would require removal of the paved RV display area. <br /> <br />The landscape plan is generally acceptable. The Parks Supervisor is requesting that two <br />(2) additional trees be planted along State Highway #10 and including landscaping along <br />the north property line. <br /> <br />The submittal is deficient of exterior [igAting specifications and it should be noted on the <br />site plan if the applicant plans on adding any more exterior lighting fi,'cmres. <br /> <br />-219- <br /> <br /> <br />
