We have also received the Grading and Drainage Plan (Sheet C2) prepared by Land <br />Surveyors & Civil Engineers, Inc. We offer the following comments: <br /> <br />General: The site plan proposes to construct a 7,200 square foot storage and showroom facility <br />onto an e,'dsting building. The site is located at 6845 State Highway #10. <br /> <br />Zoning: The site is zoned B-3 Highway Business; the proposed storage and showroom facilities <br />are permitted in the Highway Business district. <br /> <br />Access: The site currently has one access from State Highway #10 and the site plan does not <br />propose any new accesses. <br /> <br />Building Size: The plan proposes to construct a 2,250 square foot showroom area and a 4,950 <br />square foot storage addition onto an e,'dsting building. The new addition Mil consist of 7,200 <br />square feet with a second floor mezzanine area of 2,250 square feet. The total building size with <br />the new addition will be 16,700 square feet (This number does not include the mezzanine area). <br /> <br />Lot Coverage: The site is approximately 3.56 acres or 155,074 square feet in size and City Code <br />restricts building coverage to 35 percent of a lot area or 54,276 square feet in th.is case. The <br />building coverage of the existing principal building, the propos.ed addition, and the accessory <br />buildings are 18,145 square feet or 12 percent of the lot. <br /> <br />Modular Office Structure: RV Wholesalers is utilizing a mobile home as an office located on <br />City Wide Door Company's property. The modular structure is not a legal permitted structure <br /> <br />-227- <br /> <br /> <br />
