The temporary <br />modular structure will need to be removed from the property. <br /> <br />Utilities: This site is currently served by on-site sanitary facilities. Project 00-2'7 is nearing <br />completion to bring sanitary, services to this property. The Special Assessment 'hearing for his <br />project is anticipated in August of 2000. <br /> <br />Setbacks: The proposed structure meets or exceeds the minimum 35-foot front yard, 35-foot rear <br />yard, and 20-foot side yard building setbacks established in the Highway Business District. <br /> <br />Landscaping: The site plan proposes to plant eleven (I 1) trees along the State Highway #10 <br />frontage. Two (2) additional trees will need to be added to meet the mlnimm average of one (1) <br />tree per 35 feet. The site plan indicates that landscaping along the proposed showroom fi'ontage <br />w/II match the plantings along the existing showroom. However, the existing showroom <br />frontage does not contain any plantings. <br /> <br />No additional landscaping has been proposed along the north or east property line, only along the <br />State H/ghway ii0 frontage. At a minimum the site plan should be revised to include trees and <br />shrubs along the east lot line as well as some foundation plantings. <br /> <br />Screening: The subject parcel does not need to provide screening as it is surrounded by <br />properties zoned Highway Business. A six (6) foot chain link fence is be/ag proposed along the <br />westerly and easterly side yard and the northerly rear yard. <br /> <br />Waste Storage: An outdoor waste storage area screened by a six (6) foot chain link fence <br />already e,-dsts on the site. <br /> <br />Off-Street Parking and Driveways - Design: The site plan submit-ted suggests that areas <br />immediately surrounding the new warehouse addition will be paved. However, the plan should <br />be revised to clarify, the extent of the existing and proposed paving and concrete curb and gutter. <br />It should be noted that B-6/12 concrete curb and gutter around the per/meter of all pavement is <br />required. <br /> <br />Off-Street Parking - Spaces Required: City Wide Door is proposing to have a total of thirty- <br />nine (39) customer and employee parking spaces. City staff finds that this meets City Code <br />requirements. <br /> <br />Architectural Standards: The proposed addition Mil be architecturally integrated into the <br />ex/sting building. The height of the existing building is l g-feet and the proposed addition will be <br />19-feet in height, tlds complies with the 35-foot height limit.
