-2_34- <br /> <br />o <br /> <br />10. <br /> <br />("Required Improvements) <br /> <br />STORMWATER ~LXNAGEMENT FEE. The CITY has enacted a Stormwater <br />Management Fee in the amount of Three Thousand SLx Hundred Fifty Eight Dollars <br />($3,658.00) per commercial acre. The amount of Stormwater Management Fee due on <br />the Site is Twelve Thousand Eight Hundred Dollars ($12,800.00) (3.5 acres 'x <br />$3658/acre). A cash payment will be required prior to the CITY releasing the Building <br />Permit and it will be uzilized for drainage improvements within <br /> <br />FIRE LAN'ES. Fire lanes shall be maintained on the Site. The exact location of these <br />items on the Site shall be as directed by the City's Fire Chief. <br /> <br />LIGHTING. A_ay lighting installed on the structure or in the parking lot is subject to the <br />prior approval of the City Engineer and shall be designed so as to deflect light away from <br />Hwy. #t0. Bulbs emitting in excess of 3,000 lumens (150 watts) shall be so directed that <br />the bulb is not visible from offofthe property where such light source is located <br /> <br />BUILDLNG FACADE. The Permit-tee agrees to face the Expansion [n accordance with <br />the Elevations prepared by Klick Inter Arch Desig-n dated July 11, 2000. <br /> <br />REQUIREIVlENTS FOR BUILDING PE/L."vlIT AND CERTIFICATE OF <br />OCCUPAxNCY. No building permit for the Site will be issued until the permittee has: a) <br />signed and returned this Development Permit; b) provided the required cash payment for <br />stormwater management in accordance with Item #5 of th_is Permit; c) provided the <br />required financial guarantee in accordance with Item #10 of this Permit; d) provided <br />evidence of sulTmient capacity and permission to direct stormwater runoff to the <br />sedimentation pond on Lot 1, Block I, Deal Commercial Center; and e) caused removal <br />of the temporary, office structure -from the Site,' No Certificate of Occupancy for the <br />structure wiI1 be issued until: a) the Required Improvements are accepted by the City; <br />and b) the landscaping maintenance guarantee has been provided in accordance with <br />Item #11 of this Development Permit. <br /> <br />ESCROW FOR 'REQUIRED I/VlPROVEMENTS. In order to ensure the installation <br />of the Required Improvements in accordance with City specifications and in a timely <br />manner, the Permit-tee shall be required to deposit with the City a cash escrow or letter of <br />credit, approved as to form by the City, in the amount of seven thousand five hundred <br />Dollars and no cents ($7,500), which is 150% of the City's estimated cost of the <br />Improvements. Pr/or to the issuance of the building permit, all Financial guarantees must <br />be provided as required herein. <br /> <br />Upon completion of the construction of the P,.equ/red Improvements, the financial <br />guarantee shall be returned to the Permirtee and the Perm/nee shall be required to provide <br />the landscaping maintenance guarantee described in Item #13 of this Development <br /> <br /> <br />
