The exterior building materials are proposed to consist of 12" integrally <br />decorated concrete block, which meets City requirements. <br /> <br />Waste Storage: The site plan hadicates that waste storage will be indoors. <br /> <br />Off-Street Parking - Design: City Code requires all driveways, off-street parking areas, and <br />maneuvering areas and display areas to be paved with concrete or bituminous and finished with <br />B-6/12 concrete curbing. The site plan identifies parking areas and maneuvering areas to be <br />paved with bituminous and finished with B-6/12 concrete curbing in accordance with City Code. <br /> <br />Off-Street ParMng - Spaces Required: City Code requires one (1) parking space for every 800 <br />square feet of showroom area. In this case there is 6,000 square feet of showroom space requiring <br />eight (8) parking stalls. The plan proposes to provide eighteen (I8) parking stalls. Staff feels that <br />adequate parking spaces and maneuvering areas are provided. <br /> <br />Lighting: The double box style light standards appear to meet the City Code for commercial site <br />lighting. <br /> <br />Landscaping: The proposed plant var/eries are aCceptable and meet minimum landscaping <br />standards. <br /> <br />Drainage and Grading: Storm water is drained over land to the north and east edges of the <br />property. It is not clear how the storm water is intended to enter the ponds. Additional details <br />should be provided. A permit from the Lower Rum River Water Management Organization is <br />required. This organization will review the adequacy of the ponding provided. Calculations <br />showing the storage volumes would be helpful submittals. This plan will be assigned a RFU of <br /> <br />Access: The site proposes to have two access points from State Highway #10 at the southeastern <br />and soudxwestern comers of the property. It has been the City's policy to minimize the number <br />of accesses onto State Highway #10. Staff would recommend tlxe plan be revised to allow for a <br />single access, preferably located adjacent to a nei~boring property to accommodate a future <br />joint access. This plan has been forwarded to MnD©T for their comaments. <br /> <br />Storm Water Management Fee: The City has enacted a Stormwater Management Fee and the <br />current rate is Three Thousand Six Hundred Fifty. Eight Dollars ($3,658.00) per commercial acre. <br />The amount of Stormwater Management Fee due on 2.48-acre parcel is 9,071.84. A cash <br />payment will be required prior to the City issuing a Building Permit. <br /> <br />-245- <br /> <br /> <br />
