-72- <br /> <br />Gary Brown, civil en~neer with RLK, stated that they were looking for some direction from <br />Council as to how they would tike the area to be developed. <br /> <br />CiO Administrator Norman explained that the developers are in an early stage at this point which <br />is somewhat unusual, but they are looking for direction before any concept plan is put together. <br />He noted that Mr. Darkenwald has had some conversations with the property owners of the <br />additional 11 acres. <br /> <br />Mr. Darkenwald explained that he has had conversations with ali but one property owner. Most <br />of them are willing to entertain an offer with the exception of the owner of the Verndale <br />Commercial Park. <br /> <br />Community Development Director Frolik noted that Boilermakers is in the process of expanding. <br /> <br />Mayor Gamec stated that if the property is going to be developed they should use TIF funds to <br />mn City sewer and water to the site. <br /> <br />Councilmember Hendriksen inquired if anyone was aware of the cost figure and the feasibility of <br />running sewer and water to the site. <br /> <br />IX, ff. Darkenwald replied that he was not sure of the cost at this time, but explained that if it was <br />not feasible to get the sewer and water to the site it would be possible to construct a small water <br />tower for the development. <br /> <br />Mayor Gamec replied that if the land is developed it should be developed with City sewer and <br />water. <br /> <br />City Administrator Norman noted that the City has received requests from other property owners <br />including Northfork, Inc. to connect to City sewer and water. <br /> <br />Mayor Gamec suggested working together with all of the property owners. <br /> <br />City Administrator Norman stated that the developer is looking to see if there is interest of the <br />City to assist with the development of the property. <br /> <br />Mayor Gamec replied that there needs to be City sewer and water at the site to help clean up the <br />Hi,way #10 corridor and if conderrmation is needed then it should be done. <br /> <br />Councilmember Connolly suggested the possibility of moving the Town Center project to that <br />site. <br /> <br />Mayor Gamec replied that he did not ttfink it would be the most appropriate for the Town Center <br />station because of the development that could take place in Elk River. <br /> <br />CiW Council/July 11, 2000 <br /> Page 2 of 3 <br /> <br /> <br />
