a. The T-GCOR-4a subdistrict is the lowest density area in the T-GCOR-4 District allowing up to <br />ten dwelling units per acre. <br />b. The TCCOR-4b subdistrict is the medium density area in the TCCOR-4 District allowing up to <br />15 dwelling units per acre. This area is located along higher volume roadways within the Town <br />CenterCOR and along its perimeter. <br />c. The T-GCOR-4c subdistrict shall provide the highest densities in the T-GCOR-4 District <br />requiring a minimum of 15 dwelling units per acre. This area is adjacent to the mixed -use core. <br />(5) TCCOR-5 Park and Open Space Subdistrict. The Park And Open Space Subdistrict is intended to <br />preserve environmental features, provide amenities and create focal points and community <br />gathering places within easy access of all areas of the To«n CenterCOR. A minimum often percent <br />of the gross acreage of the T wn CenterCOR shall consist of open space that is improved for public <br />use as guided by the master plan and any other subsequent agreements between the city and <br />developer. Areas designated within the T-GCOR-5 subdistrict, however, are restricted from other <br />types of development, with the exception of certain civic uses, as shown in Table 1. <br />(c) Toirn CcnterThe COR development regulations. <br />(1) Uses.
