I Councilmember introduced the following resolution' and moved for its adoption: RESOLUTION #00-11- RESOLUTION GRANTING FINAL PLAT APPROVAL OF SUNWOOD ESTATES WHEREAS, ACCAP, hereafter referred to as "Developer" has properly applied for final plat approval of the following legally described property located in.the City of Ramsey: That part of the Northeast Quarter of the Northwest Quarter of Section 25, Township 32, Range 25, Anoka County, Minnesota, lying northerly and westerly of a line 40.00 feet northerly and westerly of, and parallel to, the centerline of Sunwood Drive and northerly of the following described line and its extensions: Commencing at the intersection of centerline of State Trunk Highway No. 47 and the south line of the Southeast. Quarter of said Northwest Quarter; thence northwesterly along said centerline a distance of 1083.00 feet;, thence westerly parallel to the south line of said Southeast Quarter of the Northwest Quarter to the west line of said Southeast Quarter of the Northwest Quarter; thence northerly along the west line of said Southeast Quarter of the Northwest Quarter and the Northeast Quarter of the Northwest Quarter a distance of 757.00 feet to the actual point of beginning of the line to be described; thence easterly parallel to the south line of said southeast Quarter of the Northwest Quarter to the westerly right of way line of State Trunk Highway No. 47 and said line there terminating. The centerline of Sunwood Drive is described as follows: : Beginning at the Northeast comer of said Northeast Quarter of the Northwest Quarter; thence North 90 degrees 00 minutes 00 seconds West, assumed bearing, along the north line of said Northeast Quarter of the Northwest Quarter a distance of 570.55 feet; thence westerly along a tangential curve concave to the south having a radius of 656.16 feet, a central angel of 11 degrees 00 minutes 03 seconds a distance of 125.98 feet; thence South 78 degrees, 59 minutes 56 seconds, tangent to last said curve, a distance of 116.48 feet; thence southerly along a tangential curve, concave to the East having a radius of 295.97 feet, a central angle of 90 degrees 47 minutes 28 seconds a distance of 467.89 feet; thence South 11 degrees 47 minutes 32 seconds East, tangent to last said curve a distance of 164.54 feet; thence southerly and westerly along a tangential curve concave to the west having a radius of 295.27 feet, a central angle of 101 degrees 11 minutes 13 seconds, a distance of 521.46 feet; thence South 89 degrees 23 minutes 42 seconds West, tangent to last said curve a distance of 210.53 feet and said centerline there terminating. AND WHEREAS, on October 18, 2000, the City received application for a minor subdivision from Anoka County Community Action Program for Sunwood Estates; and WHEREAS, the Planning Commission reviewed the sketch plan on November 6, 2000 and recommended that ACCAP proceed to the final plat stage; and -155-
