We offer the following comments: <br /> <br />General: The plan proposes to construct a 3,200 square foot .off-sale liquor store on the property <br />generally located to the south of 146~ Lane and to the west of Armstrong Boulevard. <br /> <br />Zoning: The site is zoned B-3 Highway Business, off-sale liquor is a permitted use. <br /> <br />Lot Coverage: The site is 43,560 square feet (1 acre) and lot coverage is restricted to 35% or <br />15,246 square feet. The site plan is proposing to construct a 3,200 square foot off-sale liquor <br />store, which is approxLrnately .07% lot coverage. <br /> <br />Utilities: The site will be serviced by art on-site septic systeml The site is proposing to share an <br />existing well with the neighborin~ property to the south. The State Health Department will need <br />to verify that dzis is acceptable. <br /> <br />Setbacks: The proposed facility me'ts or exceeds the minimum 35-foot front and rear yard and <br />i0-foot side yard established in the Highway Bus/ness Distr/ct. <br /> <br />Screening: No Screening is required since the site is surrounded by' Highway Business and <br />Industrial deYetopments. <br /> <br />Architectural Standards: City Code restricts structure heights to 35 feet and exterior .wall <br />f'mishes must be brick, natural stone or pre-cast concrete, or fabricated panels of these materials. <br />The site plan proposes to construct a building approximately 22*feet in height, wh/ch complies <br />with City Code.
