This will also reduce the amount of development stormwater utility <br />Charge as long as the detention pond is owned and operated by the property owner. <br /> <br />Access: The site is proposing to have two access points. One .access will be derived from 146~ <br />Lane and the second access will be obtained fi:om an existing access, off of County Road #83 <br />(Armstrong Blvd.) This plan has been forwarded to the Anoka County Highway Department for <br />their comments in regard to the shared access off of CountY Road #83. <br /> <br />Storm Water Management Fee: The City has enacted a Stormwater Management Fee and the <br />current rate is Three Thousand Six Hundred Fifty Eight Dollars ($3,658.00) per commercial acre. <br />The amount of Stormwater Management Fee due on a one-acre parcel is 3,658.00 dollars. A <br />cash payment will be required prior to the City issuing a Building Permit. The City has assigned <br />the property a Residential Equivalent Umit (R. EU) number of 2.43. The quarterly drainage utility <br />charge will be $61.24 ($2.43 x 25.20). <br /> <br />Escrow for Required Improvements: The City will require an escrow payment either in the <br />form of cash or a letter of credit before a building permit can be issued. The required escrow <br />payment is 150% of the City's estimated cost of the site improvements and is released upon <br />satisfactory installation of the improvements. This item will be-further addressed in the <br />Development Agreement that is reviewed by the City Council. " <br /> <br />Maintenance Guarantee for Landscaping: The City has enacted a 2-year landscaping <br />maintenance guarantee fee that will be addressed in the Development A~eement that is reviewed <br />by the City Council. <br /> <br />The Planning Commission will meet at 7:00pm on Monday, November 6, 2000 to reVieW your <br />site plan. You, or your representative, should be present at the meeting to answer any questions <br />that may arise.
