Fire lanes shall be maintained on the Site. The exact location of these <br />items on the Site shall be as directed by the City's Fire Chief. <br /> <br />LIGHTING. Any lighting installed on the structure or in the parking Iot is subject to the <br />prior approval of the City Engineer and shall 'be designed so as to deflect light away from <br />all adjacent parcels. <br /> <br />BUILDING FACADE. The Permittee agrees to face the Structure with maintenance fee <br />vinyl siding, a decorative coronado field stone, and asphalt shingles, in accordance with. <br />the Exterior Elevations prepared by Mark Wentzell, AIA. <br /> <br />REQUIREMENTS FOR .BUILDING PERMIT. No building permit for the Site will <br />be issued until .the permirtee has: a) signed and returned this Development Permit; bj <br />provided the required cash payment for stormwater management in accordance with Item <br />#6 of this Permit; c) provided the required financial guarantee in accordance with Item <br />#12 of this Permit; d) provided the City with a copy of the State Health Department's <br />approval to share a private well system w/th a neighboring property; and e) provided the <br />City with a copy of the Grading and Drainage Permit issued by the Lower Rum River <br />Water Management Organization <br /> <br />IMPROVEMENT CONSTRUCTION SCHEDULE. The Required Improvements <br />shall be completed before December 1, 2001. <br /> <br />ESCROW FOR REQUIRED IMPROVEMENTS. In order to ensure the installation <br />of the Required ..Improvements in accordance with City specifications and in a timely <br />manner, the'Permittee shall be required to deposit with the City a cash escrow or letter of <br />credit, approved as to form by the City, in the amount of twenty four thousand three <br />hundred rift,/ dollars ($24,350) which is 150% of the City's estimated cost of the <br />Improvements. Prior to the issuance of the building permit, all financial guarantees must <br />be provided as required herein. <br /> <br />Upon completion of the construction of the Required Improvements, the financial <br />guarantee shall be returned to the Permittee and the Permittee shall be required to provide <br />the landscaping maintenance guarantee described in Item #13 of this Development <br />Permit. The determination of completion of the c0nstmction of the Requked <br />Improvements shall be made by the City Council after consultation with the City <br />Engineer. In the event the Permittee fails to construct and install the Required <br />Improvements as required herein, the City Council may order the completion of the <br />Required Improvements with City day labor and/or by letting contracts for said <br />completion and draw upon the escrow for payment. Only the City Council shall have the <br />authority to direct completion of the Required Improvements and withdraw from the <br />escrow account.
