Fire lanes shall be maintained on the Site. The exact location of these items on the Site shall be as directed by the City's Fire Chief. LIGHTING. Any lighting installed on the structure or in the parking Iot is subject to the prior approval of the City Engineer and shall 'be designed so as to deflect light away from all adjacent parcels. BUILDING FACADE. The Permittee agrees to face the Structure with maintenance fee vinyl siding, a decorative coronado field stone, and asphalt shingles, in accordance with. the Exterior Elevations prepared by Mark Wentzell, AIA. REQUIREMENTS FOR .BUILDING PERMIT. No building permit for the Site will be issued until .the permirtee has: a) signed and returned this Development Permit; bj provided the required cash payment for stormwater management in accordance with Item #6 of this Permit; c) provided the required financial guarantee in accordance with Item #12 of this Permit; d) provided the City with a copy of the State Health Department's approval to share a private well system w/th a neighboring property; and e) provided the City with a copy of the Grading and Drainage Permit issued by the Lower Rum River Water Management Organization IMPROVEMENT CONSTRUCTION SCHEDULE. The Required Improvements shall be completed before December 1, 2001. ESCROW FOR REQUIRED IMPROVEMENTS. In order to ensure the installation of the Required ..Improvements in accordance with City specifications and in a timely manner, the'Permittee shall be required to deposit with the City a cash escrow or letter of credit, approved as to form by the City, in the amount of twenty four thousand three hundred rift,/ dollars ($24,350) which is 150% of the City's estimated cost of the Improvements. Prior to the issuance of the building permit, all financial guarantees must be provided as required herein. Upon completion of the construction of the Required Improvements, the financial guarantee shall be returned to the Permittee and the Permittee shall be required to provide the landscaping maintenance guarantee described in Item #13 of this Development Permit. The determination of completion of the c0nstmction of the Requked Improvements shall be made by the City Council after consultation with the City Engineer. In the event the Permittee fails to construct and install the Required Improvements as required herein, the City Council may order the completion of the Required Improvements with City day labor and/or by letting contracts for said completion and draw upon the escrow for payment. Only the City Council shall have the authority to direct completion of the Required Improvements and withdraw from the escrow account.
