ACCAP will provide financial resources to the City of up to $10,000 per year to meet the ongoing <br />management assurances. We believe this financial commitment can be met by making a portion <br />of the unsecured revenues of the development available directly to the City. If not, ACCAP will set <br />up a cash reserve account and maintain a balance in the account of $10,000 that will be spent in <br />the Development, if we fail to satisfy the Management Commitments. The annual $10,000 financial <br />commitment must only be used to compensate the City for excessive and out'of the ordinary out-of- <br />pocket costs related to the mismanagement of the property such as excessive police calls, lack of <br />maintenance of the property, and general disrepair of the buildings. <br /> <br />Construction Commitments: <br />The following is a list of construction design and specifications that the Developer has said the <br />Development will consist of. The neighborhood will be invited to participate in design issues such <br />as exterior color selections, landscaping, and site layout.' If any of these items change, the <br />Developer will notify the neighborhood and get the Cities approval. <br /> <br />1. Exterior building appearance: earth tone maintenance free narrow lap siding, 'windows, soffit and <br />fascia, and raised panel overhead garage doors. Painted shutters, and small front porches. <br /> <br />2. Site improvements: play area, concrete sidewalks, standup curb, underground irrigation, <br />landscaping, including berm and pine tree plantings on Sunwood Drive side. <br /> <br />3. Highway 47: bermed and fenced with plantings along the highway side of the fence to soften <br />appearance. <br /> <br />4. Parking: two car garages for three bedroom units and one and one half car garages for two <br />bedroom units. Additional parking in front of garages and 14 overflow spaces off the private street. <br /> <br />5. Units will have individual gas furnaces and hot water heaters, central air, an individual washer. <br />and dryer, at least one and a half baths, and rear patios with concrete pads. <br /> <br />6. Emergency access to Sunwood Drive will have a barrier.
