We offer the following comments: <br /> <br />General: The sire'plan proposes to develop a 5,199 square foot convenience store with a car <br />wash and gas pumps on Lot I, Block 1, Holiday Acres. The site is located in the North comer of <br />the intersection of Trunk Highway ~-47 (TH47) and Xkimo Street NW. <br /> <br />Zoning: The site is currently zoned B-1 Business. City Code permits convenience grocery <br />and~or food operations. However, gas sales are not a permitted use in the B-1 Business District. <br />The City has received an application to rezone the property from B-1 Business to B-2 Business <br />to allow for the gasoline sales 'portion of the operation.. <br /> <br />LOt Coverage: The proposed Lot 1 is 61,004 square feet in size. Lot coverage is restricted.to <br />35% or 21,351 square feet. The proposed size of the principal building and car wash together is <br />5,199 square feet, which equates to a [or coverage of approximately 8.5%. <br /> <br />Accessory Use: Commercial or business buildings and structures for a use accessory to the <br />principal use are permitted, but such use shall not 'exceed-30% of the gross floor space of the <br />principal use.
