CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />LYNDALE TERMINAL COMPANY <br /> <br />On December 12, 2000, Site Plan approval was granted by the City of Ramsey ("City") to <br />Lyndale Terminal .Company a Minnesota corporation, ("Permittee") to construct a 5,199 square <br />foot convenience store with gasoline sales and car wash structure ("Structures") on the property <br />which is legally described as follows: <br /> <br />Lot 1, Block 1, Holiday Acres, Anoka County, Minnesota. <br />the ("Site"). <br /> <br />This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this approval <br />are as follows: <br /> <br />STRUCTURE. All building plans must be prepared and certified by'a registered <br />engineer or architect. <br /> <br />STATE BUILDING CODE COMPLIANCE. The structures shall be constructed in <br />accordance with the requirem, ents of the State Building Code. <br /> <br />3. <br /> <br />SITE PLAN COMPLIANCE. The structures shall be sited and constructed on the Site <br />as shown on the Site Plan prepared by Insites Site Planning & Landscape Architecture <br />dated September 12, 2000, Revision date November 22, 2000. <br /> <br />SITE PREPAtL4TION. All site grading and drainage shall be subject to approval by <br />the City Engineer. <br /> <br />REQUIRED IMPROVEMENTS. The Perrnittee shall construct and install the <br />following site improvements on the Site in accordance with the specifications and <br />location as shown on the Site Plan. The Required Improvements are as follows: <br /> <br />a. Site grading in accordance with the approved Grading Plan prepared by Insites <br /> Architecture, dated September 12, 2000, Revision date November 22, 2000. <br />b. Installation of bituminous dri;veways, parking lots and maneuvering areas. <br />c. Installation of B-6/12 continuous concrete curbing around the perimeter of all <br />concrete and/or bituminous surfaces. ~ <br />d. Establishment of turf in areas disturbed during construction and in accordance with <br /> the Site Plan. <br />e. Landscaping in accordance with the Landscape Plan prepared by Insites Architecture, <br /> dated September 12, 2000, Revision date November 22, 2000. <br /> <br />.6. <br /> <br />("Required Improvements) <br /> <br />SATISFACTION OF SEWER AND WATER TRUNK CHARGES. Sewer and water <br />trunk charges were satisfied through a previous development agreement. <br /> <br />! <br />I <br /> <br />-248- <br /> <br />STORMWATER MANAGEMENT FEE. The City has enacted a Stormwater <br />Management Fee in the amount of Three Thousand Six Hundred Fifty Eight Dollars <br /> <br /> <br />
