The proposed plat consists of <br />one sheet prepared by Pioneer Engineering and was Submitted on September 1 I, 2000. We offer the <br />following comments: <br /> <br />General and Zoning. The proposed plat consists of 6.80 acres and is generally located <br />between State l-Ii~qway ~7 and Xkimo Street. The plat is proposing to replat Outlots A, B, C, <br />and G of Rivers Bend ya Addition into two commercial lots. The property is currently zoned <br />B-1 Business. <br /> <br />Lot Sizes and Dimensions. Both lots exceed the 1/2 acre minimum lot size for commercial <br />lots in the B-1 Business District with city sewer and water. They also exceeds the minimum · <br />lot width of 100 feet and lot depth of 150 feet. <br /> <br />Public Dedications. The final plat does not propose to dedicate a_ny road ~ht'of-way, as <br />Xkimo St. is an e,,dsting, improved public road. <br /> <br />Access to #47. The final plat submitted does not show dedication of fight-of-access along <br />T.H. ~47 to the State of Minnesota. The final plat prepared for recording shall show the right- <br />of-access along the western property line of Lots 1 and 2, Block 1, Holiday Acres. <br /> <br />Grading and Drainage. Grading and drainage plans will be required at the time of site plan <br />review for the development of the lots. <br /> <br />Park Dedication. As a result of a prior agreement with respect to River's Bend Park and <br />the Rum River Bridge Corridor, this particular area has been exempted from any park <br />dedication requirements. <br /> <br />Pedestrian Transportation. The developer will be required to construct the <br />pedestrian/bicyclist path along the east side of T.H. ~,-47.
