Development Direelor Sylvia Frolik

Background:

Currently City Code requires park dedication in the form of cash or land or a combination
thereof when property is subdivided.

Observations:

There is the potential for development to occur on property, and no subdivision may be required.
For instance, it is possible that there could be a multi-family rental development that would not
require subdivision of the property. Under the current subdivision regulations, the City would
not have the opportunity to obtain park dedication when no subdivision is required.

Based on conversations with a couple of other communities, Staff has drafted an ordinance that
would require subdivision on all developments, even if subdivision of property is not required.
The draft ordinance is enclosed for your information.

The Planning Commission reviewed the ordinance on December 5.

Recommendation:

The Planning Commission recommends adoption of the ordinance.

Council Action:

Motion to introduce Ordinance #00-
do not require subdivision_gl land.

to require park dedication on development projects that

0,

Review Checldist:
Parks & Utilities Supervisor
City Attorney

CC: 12/lC1/00
