If the home sites include any environmentally sensitive land, a <br />covenant shall clearly state any restrictions on clear cutting, vegetation <br />removal, erosion control, or other controls necessary to protect the <br />environmental resource. <br /> <br />A covenant stating that buildings will be situated on the lots permitting <br />re-subdivision of the plat and urban densities in the Urban Reserve and <br />Rural Transition areas. <br /> <br />o <br /> <br />Wetland, floodplain or other land within the parcel may be attached to one <br />of the lots in the subdivision or in a lot to be owned in common by all of the <br />lots in the subdivision. A lot to be owned in common shall have a minimum <br />dimension of 200 feet; such a lot must abut or have access from all lots <br />having common ownership. <br /> <br />Park dedication requirements in the 4 per 40 districts which have a <br />minimum lot size of less than ten (10) acres shall be calculated based on the <br />new lots being created and not on the non-developable remainder. <br /> <br />In cases where the development of the lots creates a substandard lot size said <br />piece shall be included in the lots by reconfiguring the lot lines or shall be <br />attached to the adjoining lot. <br /> <br />o <br /> <br />All new lots shall be served by either an existing public road or a new public <br />road built to public road standards. Lots shall be configured to allow for <br />future development of public roads to access remaining parcels restricted <br />from development under this City Code. <br /> <br />o <br /> <br />Where easements are required for future extension of public utilities <br />including but not limited to storm water drainage, storm sewer, water, roads; <br />and easements shall be dedicated in the platting process. <br /> <br />In the Urban Reserve and Rural Transition districts, the subdivider must file <br />a sketch plan with the preliminary plat illustrating the reasonable re- <br />subdivision of the plat to urban densities. <br /> <br />o <br /> <br />Proof of marketable title for properties being subdivided shall be submitted <br />with the applica, tion for sketch plan review. <br /> <br /> Subd. 4. Fences. Fencing other than for solely decorative purposes shall be <br />restricted to side and rear yards. Maximum fence heights shall be eight (8) feet. <br /> <br />9-I39 <br /> <br /> <br />
