Gradin~ and Drainag.e: A grading and drainage plan is required for preliminary plat approval. <br /> <br />Traffic Generation Analysis: The City will require an analysis of the traffic projections. City <br />Staff will forward a copy of the preliminary plat to the consultant of choice for this report. <br /> <br />Utilities and Water Usage:. The development will be served by municipal water and sanitary <br />sewer. <br /> <br />Park Dedication: The preliminary plat will be forwarded to the Park Commission for a <br />recommendation on park dedication. The City has the option for cash, land, or a combination <br />of the two. The current rate for park dedication is $1200 per unit. <br /> <br />10. <br /> <br />Trail Development: According, the sketch Plan proposes to continue the pedestrian/bicyclist <br />path along the east side of T.H. #47. There is also a trail development fee of $300 per unit that <br />must be paid prior to release of the final plat for recording. <br /> <br />11. <br /> <br />Stormwater Management: The City has also established a stormwater management fee of $366 <br />per unit that must be paid prior to release of the final plat for recording. <br /> <br />The Planning Commission will be meeting at 7:00 p.m. on Tuesday, October 3, 2000, at the Ramsey <br />Municipal Center, 15153 Nowthen Blvd. N.W., to review your sketch plan. I suggest that you, or your <br />representative, be present at the meeting to answer any questions .that may arise. A copy of the case <br />cover sheet is enclosed for your information.
