The Preliminary <br />Plat consists of one (1) sheet dated November 10, 2000 prepared by TEC Design. We offer the <br />following comments: <br /> <br />General: The subject property consists of two parcels totaling approximately 10.13 acres and is <br />generally located on the south side of 153a Avenue and east.gl Highway ,g-47 (St. FrancisBlvd.). The <br />Preliminary Plat is proposing 42 for-sale townhouses. In addition to a subdivision to replat the <br />property, the townhomes will be subject' to a site plan review for all other aspects of the proposal <br />including but not limited to architectural standards, off-street parking, structure setbacks, and <br />landscaping. The proposed townhome development abuts a single-family, urban residential <br />development to the east.and south. <br /> <br />Zoning: The property is currently zoned R-3 Urban Residential, which allows up to 7 units per acre or <br />a maximum of 71 units in this case. In the 12/21/99 draft comprehensive plan, the subject property is - <br />designated for development with kigh density residential uses and high density .has been establish'ed at <br />a maximum of 7 units per acre. <br /> <br />Densitw: The maximum density allowed under the current zoning, current comprehensive plan, and <br />the draft comprehensive plan is 7 units per acre. The sketch plan identifies a total of 42 townhomes, <br />which equates to a gross density of 4.2 units per acre and a net density of 4.4 units per acre (net density <br />is. calculated by subtracting Outlot A). <br /> <br />Lot Area: The City Code standards for lot sizes in the R-3 District are outdated and difficult to apply <br />to current development trends. However, the minimum amount of area required by the current <br />standards for the types of structures proposed would be 197,500 square feet. The area of the plat, <br />excluding the Outlot is 411,737 square feet. <br /> <br /> <br />
