RECOMMEND PARK DEDICATION FOR ORCHARD HILLS <br /> By: Mark Boos, Parks/Utilities Supervisor <br /> <br />CASE # 1" <br /> <br />Background: <br /> <br />On Tuesday, December 5, 2000 the Planning Commission recommended approval of the <br />preliminary plat for the Orchard Hills townhome development. The 1 O-acre site is south of 153ra <br />Avenue N.W. and east of Trunk Highway #47. Attached is the Planning Commission case with <br />site map and preliminary plat. <br /> <br />Observation: <br /> <br />The Commission approved upon the 'plat contingent upon complying with the staff review letter, <br />adding sidewalks and meeting a 15-foot landscape setback. The last item may result in a one to <br />three lot reduction from the 42 units proposed. As is it relates to park dedication, at least one <br />resident recommended, or questioned at the public hearing, if there would be a tot-lot. 'The <br />developer responded that the townhomes would not be marketed to young families. <br /> <br />The Commissions Park and Trail plan does not show any proposed park in this vicinity. Staff <br />feels that Solstice, Woodland Green, River's Bend Park and the School will be adequate in light <br />of the trail connections occurring in and around this plat. Staff recommends that park dedication <br />be satisfied by cash based on the number of units at the time of final plat approval.
