CASE # <br /> <br /> REQUEST FOR SKETCH PLAN APPROVAL OF <br />WEST RADIUM BUSINESS CENTER FIRST ADDITION <br />By: CITY PLANNER, ANITA RASMUSSEN <br /> <br />Background: <br /> <br />H&P Development, (Mark Peck) is in the process of platting a minor subdivision containing 2 <br />lots known as West Radium Business Center First Addition. The area to be platted is at the <br />corner of 140t~ Avenue and Radium Street NW. The following items are enclosed for your <br />review: <br /> <br />a) Site location map <br />b) Proposed sketch plan (preliminary plat) <br />c) City Staff review letter dated February 23, 2000 <br /> <br />Observations: <br /> <br />In the Industrial District, the minimum lot size is 1 acre and the minimum lot width is 200 feet. <br />The proposed lot of 1 and lA is 2.787.acres in size, with a lot width of 275.27 feet. The <br />proposed lot of 2 and 2A is 2.654 acres in size, with a lot width of 298.85 feet. Both lots meet <br />the minimum requirements for lot size and dimensions. <br /> <br />A grading and drainage plan has been provided as part of the site plan for the development of the <br />lots. The standard drainage and utility easements are provided along all property lines, with the <br />exception of the common property line shared by the two proposed lots. The standard drainage <br />and utility easements are not proposed on the common property line to facilitate a proposed a <br />paved area along this line. Staff finds the elimination of the drainage and utility easement for <br />this paved area acceptable. <br /> <br />The plat will have three public access points from existing streets. Lots 1 and lA will have <br />access on 140z Ave., as well as a shared access point on Radium Street. Lots 2 and 2A will have <br />access at the shared access point on Radium St., as well as an additional access on Radium Street <br />in the southeastern portion of the property. <br /> <br />Recommendation: <br /> <br />City Staff recommends sketch plan approval. <br /> <br />Commission Action: <br /> <br />Motion to approve/deny the sketch plan for West Radium Business Center First Addition and <br />recommend that City Council grant final plat approval. <br /> <br />Review Checklist: <br />City Engineer <br />Community Development Director <br />Community Development Assistant <br />PC: 03/06/00 <br /> <br /> <br />
