CASE # <br /> <br />REQUEST FOR SITE PLAN REVIEW; CASE <br />OF WEST RADIUM BUSINESS CENTER <br /> By: Anita Rasmussen, City Planner <br /> <br />Background: <br /> <br />The City of Ramsey has received a request for site plan review and approval from Mark Peck for <br />the proposal of two facilities in West Radium Business Center, generally located on the <br />southwest comer of 140z Avenue and Radium Street. The following items are enclosed: <br /> <br />a) Site location map <br />b) 8itc plan <br />c) City Staff Review Letter dated March 3, 2000 <br /> <br />/[ <br /> <br />Observations: <br /> <br />The plan proposes to construct one 31,600 square foot office/warehouse building on each lot, in <br />two phases, on the plat known as West Radium Business Center. The first phase construction <br />would begin immediately and the second phase building would commence in approximately 18 <br />months. <br /> <br />The total site size is approximately 5.45 acres (237,204 square feet). Lot coverage for phase one <br />is restricted to 35% (42,554 square feet). The building constitute about 26% (31,600 square feet) <br />lot coverage. Lot coverage for phase two is also restricted to 35% (40,464 square feet). The <br />proposed building constitutes about 27% (31,600 square feet) lot coverage. All proposed <br />structure locations comply with all setback requirements. <br /> <br />The exterior fmishes on the buildings are proposed to be a painted exterior rock face in two color <br />variations. The bottom quarter of the buildings will be finished in a utility brick. The roof is a <br />prefinished metal cap flashing with the canopy of the doorways a prefmished metal material. <br />The number of loading berths proposed is in compliance with City Code. <br /> <br />City Code requires a minimum of 112 parking spaces for both buildings; Phase one proposes a <br />total of 78 stalls, with phase 2 proposing 60 stalls for a total of 138 parking stalls. In accordance <br />with City Code, all traveled surfaces of the site will be paved with bituminous and f'mished with <br />B-612 concrete curb. <br /> <br />A 20 foot landscaped area is required along all streets and is provided. In order for the <br />landscaping to meet the minimum requirements, trees will need to be placed on the south and <br />west property lines. Coordination with existing developments or landscape plans with adjoining <br />property lines should be considered. Additionally, more that one species of deciduous and <br />coniferous trees should be planted for the areas along the street. <br /> <br /> <br />
