We also are in receipt of a Grading, Drainage and <br />Erosion Control Plan (Sheet 1) and a Site Utility Plan (Sheet 2.) dated February 11, 2000 and <br />prepared by Hakanson Anderson Associates. We offer the following'comments: <br /> <br />General: The plan proposes to construct an 80,280 square foot building for an office. The plan <br />proposes a future expansion on the property to the east, for an additional office, warehouse and <br />manufacturing space. The lot is generally located south of Industry Avenue NW and north of the <br />intersection of Radium Street NW and 14¢ Avenue NW.. <br /> <br />Zoning: The site is located within an :Industrial (I) Zoning District. <br />Office/manufacturing/warehouse operations are permitted uses in this district. <br /> <br />Building Size: The proposed building size is 80,280 square feet. The plan indicates a future <br />office and manufacturing warehouse expansion on the lot to the east. <br /> <br />Lot Coverage: The site size is approximately 6.55 acres (~85,303 square feet). Lot coverage is <br />restricted to 35% (99,856 square feet). The proposed building proposes 28% (80,280 square feet) <br />coverage. <br /> <br />Building Height: The plan proposes a building height ranging from 16 to 30 feet which is in <br />compliance with the maximum height of 35 feet allowed by City Code. <br /> <br />Architectural Control: The plan proposes an insulated precast concrete wall in a grey <br />color. The texture is to be raked with a smooth horizontal band. The roof is to be <br />constructed with a prefmished metal cap flashing with the canopy's'also constructed with <br /> <br /> <br />
