Staff requests the applicant prepare a color rendering of <br />the project to present at the meetings in order to assist the Planning Commission and City <br />Council in their decision. <br /> <br />Access: The plan proposes to have one access from 140~h Avenue and one access in line with the <br />extension of Radium Street. <br /> <br />Setbacks: The proposed development meets all building setbacks. <br /> <br />Screening: This property is surrounded by industrial zoned properties on the south, west and <br />east. There is a residential subdivision to the north across Industrial Boulevard. No screening is <br />required where industrial property is surrounded by industrial property. However, the City Code <br />does require twenty (20) feet of landscaped yard between the property line, where a business use <br />is across the street from a residential use. The plan adequately meets this standard. <br /> <br />Landscaping: The landscape plan meets the minimum requirements. The plant species selected <br />and their placement are appropriate and appear to be more thought out than most landscape plan <br />submittals. The landscape plan should show the trails relationship to the Hackberry's on the <br />north side of this site. Along the trail, staff would encourage that the trees be alternated from one <br />side to the other. In addition, the tree planting detail shows a 12"x36" gravel svmp at each tree <br />location. This is probably not necessary and may reduce the cost of landscape bids if omitted. <br /> <br />Waste Storage: The plan proposes the waste storage location in the southwest side of the <br />building. City Code requires that outside waste storage be located in the side or rear yard and <br />screened from public view and adjoining properties. Generally this has been done using <br />materials matching the principal building exterior and a prefmished steel panel gate. <br /> <br />Off-Street Parking - Spaces Required: The City Code requires 106 parking stalls. The <br />proposed plan provides 111 spaces. <br /> <br />Off-Street Parking-Design: In accordance with City Code, the off-street parking and <br />maneuvering areas are proposed to be surfaced with bituminous pavement and finished with <br />B6/12 concrete curbing. <br /> <br />Off-Street Loading: City Code states that one off-street loading berth of not less than 50 feet <br />must be provided for every business use with a floor area of more than 10,000 square feet. This <br />plan meets the requirement. <br /> <br />Drainage and Grading: The site plan proposes grading both the area proposed for the <br />Systematic Refrigeration building and the vacant lot to the east which could accommodate a <br />future expansion. The building and paved areas are graded to drain into a detention pond to be <br />constructed on the southwest coruer of the site.
