We offer the fotlo.w, ing comments: <br /> <br />Zoning and General: The property is zoned Planned Unit Deve!opment and is a part of <br />the approved concept plan for Northfork dated January 1, 1985. The preliminary plat <br />currently under review proposes to create 6 new single family lots and replat Lots 6 and <br />7, Block 1, Northfork Oaks 3rd Addition. The 6 new lots to be created were originally <br />part of the Northfork Oaks 2nd Addition preliminary plat approved in 1995. Northfork <br />Oaks 2nd Addition preliminary plat consisted of 73.3 acres to be subdivided into 37 single <br />family lots. The final plat for Northfork Oaks 2nd consisted of 10 lots and Northfork <br />Oaks 3ra consisted of 21 lots. The preliminary plat expired prior to final platting the last <br />six lots. Therefore, a new preliminary plat approval is required for the final six lots and <br />the two existing lots be replatted in the Northfork Oaks area. The total number of lots <br />(37) will be in conformance with the preliminary plat approved in 1995. <br /> <br />Lot Dimensions and Area: In keeping with the Northfork PUD concept modifications <br />approved in May of 1990, all of the lots in Northfork Oaks 4th Addition are at least one <br />acre in size. The minimum tot width in the Northfork PUD is 160 feet. It appears that <br />the only lot that meets that requirement is Lot 8. <br /> <br />Soils: All of the lots must contain a minimum of 27,225 square feet of Class I soils to be <br />deemed suitable for on-site septic systems. Verification of sufficient area for a septic <br />system and alternate systems should be submitted for Lot 8. <br /> <br />Park Dedication: In accordance with the May 9, 1989 Northfork Park Dedication <br />Agreement, there is no park dedication due in this area of the PUD. However, the plat is <br />providing a 35 foot wide linear park on the east plat boundary to accommodate a trail link <br />to the north. <br /> <br />Streets: The lots are prgposed to receive public access from a northerly extension of <br />Royal Road. This cul-de-sac does not exceed the 600-foot length restriction. <br /> <br /> <br />
