10. <br /> <br />11. <br /> <br />Drainage and Grading Plan: The runoff from this plat will be transmitted southward <br />down Royal Road to the intersection of 162na Lane, where it flows into the detention <br />pond located at the southwest coruer of the intersection. This detention pond was <br />constructed under a previous subdivision development. An outlet from this pond's flow <br />into the wetland to the west. An additional pond is being proposed for construction over <br />the common border of Lots 4 and 5 (identified as Lots 2 and 3 on the drainage plan <br />submitted). This pond is not a part of the stormwater system. <br /> <br />Easements: The standard 10 foot drainage and utility easements (5 feet on common <br />property lines) are provided on lot perimeters. <br /> <br />Tree Preservation and Planting Plan: The cover letter indicates that the submittal <br />includes a tree preservation plan. The Grading Plan identifies existing tree cover but it <br />does not reflect trees to be preserved and the planting of one tree in each front yard. The <br />Grading Plan must be modified accordingly or an addendum to the Grading Plan should <br />be produced. <br /> <br />Trail Development Fees: The City has established a trail development fee of $300 per <br />dwelling unit that is collected prior to the release of the final plat for recording. <br /> <br />Stormwater Management Fee: The City has established a stormwater management fee <br />of $366 per dwelling unit that is also collected prior to the release of the final plat for <br />recording. <br /> <br />Mailbox Policy: The Public Works Department is implementing a policy of common <br />mailbox stands at the entrance to all cul-de-sac. The development agreement will <br />establish that the location and design of the mailbox stand will be subject to the approval <br />of the Public Works Director. <br /> <br />The Planning Commission will meet immediately following the 7:00 p.m. Board of Adjustment <br />meeting on Monday, March 6, 2000, to conduct the public hearing and consider your request for <br />preliminary plat approval. It is important that you, or your representative, be present at the <br />meeting to answer any questions that may arise.
