City of Ramsey <br /> <br />15153 NOWTHEN BOULEVARD N.W., RAMSEY, MINNESOTA 55303 <br /> <br />PHONE: (612} 427-1410 FAX (612) 427-5543 <br /> TDD (612) 427-8591 <br /> <br />March 1, 2000 <br /> <br />Mr. Dennis Peck <br />North Fork, Inc. <br />824 Woodgate Drive <br />Vadnais Heights, Mn 55127 <br /> <br />Re: Preliminary Plat Review; Northfork Highlands 2nd Addition <br /> <br />Dear Dennis: <br /> <br />We are in receipt of your proposed Preliminary Plat and Preliminary Grading Plan for Northfork . <br />Highlands 2nd Addition consisting of two sheets prepared by John Oliver and Associates, Inc. <br />dated February 14, 2000. We offer the following comments: <br /> <br />1) <br /> <br />Zoning and General: The property is zoned Planned Unit Development and is a part of <br />the approved concept plan for Northfork dated January 1, 1985 and the preliminary plat <br />for Northfork 5th Addition approved on May 22, 1990. The preliminary plat for <br />Northfork 5th Addition has expired and therefore this undeveloped phase requires a new <br />application for preliminary plat approval prior to final plat and recording. This 11 lot <br />preliminary plat conforms to the preliminary plat approved in 1990. <br /> <br />2) <br /> <br />Lot Dimensions and Area: In keeping with the Northfork P.U.D. concept and <br />modifications approved in May of 1990, all of the lots in North.fork Highlands 2nd <br />Addition are at least one acre in size and t 60 feet wide. <br /> <br />3) <br /> <br />Soils: Al1 of the lots must contain a minimum of 27,225 square feet of Class I soils to be <br />deemed suitable for on-site septic systems. The soils in this area consist of Hubbard and <br />Dieteman classification which are Class F soils. <br /> <br />4) <br /> <br />5) <br /> <br />6) <br /> <br />Park Dedication: In accordance with the May 9, 1989 Nortlffork Park Dedication <br />Agreement, there are no park dedication obligations to be met in this plat. <br /> <br />Streets: The preliminary plat proposes to extend a public street from the current <br />terminus of Inverness. The street extension is shown as 160th Lane N.W. on the <br />preliminary plat and should be shown as a continuance of Inverness Lane N.W. The <br />remaining four lots are proposed to receive access from Jarvis Street. Off the northwest <br />comer of the preliminary plat, t65th is shown and should be corrected to 161st. <br /> <br />Drainage Plan: The grading and drainage plan prepared by John Oliver Association <br />dated February 14, 2000 is acceptable with the following modifications and conditions: <br /> <br />1. Lot 4 Block 1 shall be raised to 893 with a walkout elevation of 889. <br /> <br /> <br />
